· Ensuring materials and equipment are transported to the construction site on time, in the right quantity, and of the right quality.

· Taking responsibility for any risks and damages that occur during transportation.

· Ensuring occupational safety and complying with legal regulations.

· Notification: Customers notify Long Thinh Company in writing of any problems that arise (delays in progress, poor quality,...).

· Verification: Long Thinh Company will send someone to check and verify the information.

· Negotiation: Both parties will negotiate to agree on the level of compensation and the solution.

· Compensation: Long Thinh Company will compensate the customer as agreed. The form of compensation can be cash, deduction from the price

· Stage 1: Deposit (usually 5-10% of the contract value)

· Stage 2: Completion of the foundation (usually 20-30% of the contract value)

· Stage 3: Completion of the rough construction (usually 40-50% of the contract value)

· Stage 4: Completion of finishing (usually 15-20% of the contract value)

· Stage 5: Acceptance and handover (usually 5-10% of the contract value)

Detailed description

1. Scope of work includes:

  • Consulting and design:

    • Consulting: Meeting and discussing with the investor to understand needs, desires, preferences, and budget.

    • Survey: Surveying the construction site, assessing geology, topography, and the existing structure (if any).

    • Architectural design: Developing ideas, sketches, creating 3D perspectives, and completing detailed architectural drawings.

    • Structural design: Calculating load-bearing structures to ensure the safety and stability of the structure.

    • Electrical and plumbing design: Designing electrical, water supply and drainage, and communication systems.

    • Interior design (optional): Designing interior layouts, selecting materials, and colors that suit the investor's style and preferences.

    • Obtaining construction permits: Assisting with or directly handling construction permit procedures.

  • Rough construction: (As described in the rough house construction service, including):

    • Site preparation.

    • Foundation construction.

    • Construction of the main structure (columns, beams, floors, walls, stairs).

    • Roof construction.

  • Finishing:

    • Plastering, puttying, painting: Finishing the interior and exterior wall surfaces.

    • Tile laying: Laying floor tiles, bathroom and kitchen walls, facade...

    • Installation of sanitary ware: Toilets, lavabos, showerheads, faucets...

    • Electrical installation: Sockets, switches, lighting, fans...

    • Door installation: Main doors, windows, room doors (including locks and accessories).

    • Water supply and drainage installation: Water pipes, water tanks, water pumps (if any).

    • Ceiling construction: Gypsum board ceilings, plastic ceilings, wooden ceilings...

    • Basic interior installation (optional): Kitchen cabinets, wardrobes, TV shelves...

    • Industrial cleaning: Thorough cleaning of the entire structure after completion.

  • Acceptance and handover:

    • Acceptance of each item of work and the entire project.

    • Handover of the project to the investor.

    • Instructions on the use of equipment.

    • Providing completion documents.

2. Materials used:

  • Raw materials: (Cement, sand, gravel, bricks, steel, concrete...) - Using high-quality materials from reputable brands.

  • Finishing materials: (Tiles, paint, sanitary ware, electrical equipment, doors...) - The investor can choose the type and brand of materials within a certain price range or authorize the contractor to choose according to requirements.
